Home staging success stories:

This home had multiple offers to purchase. Knowing exactly what items to focus on improving within the home, how much to spend doing so; and a great plan between the homeowner, Realtor, and Stager, worked to our advantage. -

This home needed a little tweaking, the clients were amazing and carried out all of my recommendations. The house sold in only 2 days with 5 offers for $15,100 over asking. One buyer was walking around aimlessly at the open house and I asked if I could help her, she said that she wanted to stay in this house and never leave-it was beautiful.... -

Asking Price: $444,000.00, Sold For: $460,000.00 , Profit: $16,000.00

Property staged prior to listing. Property received 3 offers first day of showing. Sold for $8000 over asking price. -

Asking Price: $117,000.00, Sold For: $126,000.00 , Profit: $9,000.00

This home was previously listed twice with no offers. It sold 4 days after showcasing for the full asking price. Both the agent and homeowners were just thrilled! -

This lovely bungalow was showcased one day, and gone the next for almost full asking price. Needless to say, the homeowners and Realtors® were absolutely thrilled. -

This home was on the market for 4 months with 0 offers. After a staging consultation and the homeowners agreed to paing their bold colours to neutral ones, the property sold to the first people through. 5 days after it was painted it sold for 100% of asking. -

Sold for 101% of asking after it was staged. The realtor pays for 4 hours of staging for every listing. She has great success and her properties sell consistently for very close to asking or over asking!! -

Asking Price: $599,000.00, Sold For: $605,000.00 , Profit: $6,000.00

This is my own home that I have staged and sold. It sold for $100,000 more than any other home on the street...ever! This home also set precedent for the highest selling home in the area so far this year. It also is the second highest sale in the area over last year! The selling agent told us "my client just fell in love with your home as soon as they walked in". I knew, as a homestager, that I did my job! -

This home was owned by a lovely couple with a young family of 5 children. The house was repainted and extra furniture and accessories rented. The house sold even before the for sale sign was on the lawn for $7000 over the list price. This family was relocating and would have the option of a buy-out if the home didn't sell in 30 days. The house was staged before the appriaser came to tour the property to ensure top dollar. No need... They sold quickly and for maximum dollar! -

Asking Price: $384,000.00, Sold For: $392,000.00 , Profit: $8,000.00

My sucess story for this property is that there is a home down the street asking the same amount for and the one that was staged sold first. The other home is still for sale. The on that is still for sale had 3 bedrooms and a finished basement where the one that was staged only had 2 bedrooms and an unfinished basement. Very excited about this success story. -

This homeowner made an extra $10-$15,000 thousand dollars more on this property because it was Staged. They were very excited and so is the Realtor. -

Staging Success: staged before marketing this homeowner and her agent both thought they had really pushed the envelope out when determining price for market - both thrilled when they received firm offers no conditions in two days for well over list. The homeower was going through a very emotional time and appreciated the painless process of selling because staging expediated the sale. -

Asking Price: $749,000.00, Sold For: $760,000.00 , Profit: $11,000.00

Vacant home, with Staging Sold in 10 Days -

The homeowners followed staging recommendations including replacing lower level carpet, renting a smaller kitchen set, and renting a storage unit to hold boxes that were "prepacked". The outside of the property was staged as well with a freshly painted deck and Christmas lights were taken down. -

This was my own property! I received 6 consultations and one showcasing from the realtor open house!! One realtor off the open has given me 3 more consultations so if you don't mind selling your house it will generate sales with your staging business!! -

Home was owned by a bachelor, on a quiet cul de sac in a neighbour hood close to schools and parks. I helped my client make his house look more like a family home. The dining room was being used as a livingroom, the second bed room was set up as a gym. We added furniture and accessories that warmed the place up, giving the home greater appeal. The home owner is taking all of his new furniture and accessories to his new home! -

Asking Price: $249,999.00, Sold For: $250,000.00 , Profit: $1.00

The house was on the market since march 2006 with no offer. After staging, the house was back on the market mid-June. The house was sold, in two days, at 98% of the asking price after only 7 showings. That the power of staging! -

Staging works! This home sold in only four days after being listed on the market and sold for 99% of the asking price. Everyone was thrilled! -

This property was assessed at $269,000 before staging. After a staging investment of $6000 this home, listed at $299,999 sold for $297,500 or 99% of asking in 10 days and only 1 open house! -

The home owners hired us for a consultation and ended up having us fully stage the house. The were very cooperative and did everything we asked them to do. Photos were taken for MLS on Friday June 30th, and the house was listed on Saturday – during the long weekend. The first time the house was shown was during an “Agents open house” on Wednesday July 4th where it sold in a bidding war for $1,000 over asking price!!! We are so proud. -

Asking Price: $849,000.00, Sold For: $850,000.00 , Profit: $1,000.00

This house sold in 7 days with multiple offers and the vendors were allowed to keep their brand new appliances. They were thrilled with the results and so was the agent! The staging budget was minimal, but we worked with it to bring as much "wow" factor as possible. -

Was on the market from March to June with no offer. Had 6 offers and finally sold at 97% of the asking price after 35 days. -

Home listed for 7 weeks with no offers. We staged the home and it sold on the same day. -

Sort & Store Home Staging was very pleased to have had the oppertunity to help our client sell their home and are now building their new dream home. -

The condominium was vacant and had bright blue carpeting. We furnished and accessorized the property on Thursday just in time for the agent open house. The property sold for asking price the next day, Friday. This is the second property for us this month that sells in one day, we must be doing something right. -

The homeowner called me in for a consultation on Thursday, the house was listed about a month and there were no offers. I left a few props there the same day, changing the entrance completely. I came back to stage it on Monday, after the owners did most of the work themselves, the house sold for full price the same day to someone who looked at it first time on Saturday. -

This property sat on the market for 6 months!! Myself and another CSP Jennifer Teeple staged the property and it was sold on the day of the realtors open house. -

This home was beautifully decorated and in very good condition but had been on the market for 6 months with no offers despite a $50,000 price reduction. I determined that the home was not showing at it's maximum potential for buyers. With a small investment from the clients and the talent of the Eye For Detail team we had the property showing at it's best. After all the formalities and paperwork needed to be completed for the new real estate professional the home was sold in approximately one week for full asking price. -

Property went on MLS Site Friday. Has 6 showings by Sunday with 2 solid offers: the first asking price and the second $600.00 over. The homeowner, real estate agent and CSP™ were happily amazed. -

Prior to this property being listed there were 4 other townhomes for sale in the same complex and were on the market for over 3 months. This property sold 1st, in the shortest time and for the highest price. After approximatately 4-5 months two of the units were taken off the market, the other had a price reduction and is still for sale and the 4th unit is now for rent. -

This home had been on the market vacant since November/05. I went in and staged the home in March/06. The first Sunday after being staged they held an open house and the house had multiple offers and was sold. -

this property is lovely just needed tweaked, function, focus, paint, declutter, furniture rearranging and some covers for the dining chairs, this was our first home staging agreement and 3 of us did it together, for the expierence of it and to see what we were capable of, it turned out beautifully and seller was delighted she was very sceptical to start gave us each a big hug at the end and our check. We went away feeling YES we can do this !!! what a great feeling, and learning experience, we were pushed to see how good a job we could do and it turned out lovely.. -

After being listed on the market for two months, this property was staged on a Saturday and sold at the first showing the next Tuesday. -

I was approached by this Agent after his 2 month listing on this property had expired. He requested that this home be staged prior to him relisting it. Previous history on this house was that it had been listed by various different agents amounting to just over 1 year for sale. As per the relisting agent he had 175 showings in the 2 month period with absolutely no interests. As per the Agent price was not an issue as it was priced competively in its market. After only 3 days of staging the homeowners received an offer and the property has SOLD firm at 98% of asking price. -

This home had been neglected inside and out for the past 20 years. It had several thicknesses of wallpaper in every room, the floors were all literally destroyed by pet urine and all fixtures in the home were original from the 70's with several layers of dust and grime. The homeowner's son who inherited this mess was overwhelmed when I first met him in July, and had taken to doing this entire project by himself. After what turned into a 4 hour consultation, I was hired to manage the entire project to have the home ready for listing by mid September. The home needed all new flooring in 7 of the rooms, new lighting throughout, new bathroom fixtures and hardware (toilets, sinks, taps, towel bars, etc.) for 3 bathrooms, new paint throughout, kitchen countertop and hardware, replacement terrace doors, new retaining wall, side walk and double driveway. I obtained at least two and in some cases up to four quotes for each contractor needed, and coordinated all of their efforts to make the project run smoothly. A house full of rental furniture was brought in and the home was showcased before a Saturday open house. Offers were being accepted on Sunday, and the home sold for $2500. over the list price. The owner was so amazed, and the listing agent, as it turned out, became the selling agent, so he was over the moon! -

Asking Price: $254,900.00, Sold For: $257,400.00 , Profit: $2,500.00

This vacant home had previously been on the market unstaged. A new agent was assigned to the property, the home was staged and presented with a 360 virtual tour. The house sold in four days. -

Sold for a much higher price than expected and to the first buyer! This client called my company after viewing another property I staged. He was the home inspector for that house and really like the job I did and then had his house done. -

This Condo was one of two exact units in the building. The clients booked the job, then sold the other unit for full price and decided that was really good, so they cancelled the staging for this unit. The Realtor, Damara Lopez, fully grasped the benefit of staging and decided to pay for it! She had me out, I did the job and the condo sold in 3 days for 12,100 over asking price...that is SUCCESS! -

Asking Price: $192,900.00, Sold For: $205,000.00 , Profit: $12,100.00

This client was interested yet cautious. After the work was done, he was so impressed that he told all his co-workers and family! He was thrilled with his sale price and fully attributed it the Staging! -

Asking Price: $189,888.00, Sold For: $195,000.00 , Profit: $5,112.00

These clients were thrilled to have staging done, as their Realtor uses my services alot. They sold in one day for over asking price with multiple offers. -

Asking Price: $235,888.00, Sold For: $240,000.00 , Profit: $4,112.00

This client was referred to me by their Realtor and the price suggested before staging was $380,000. After spending only $4,000.00 on some paint and props, the asking price was raised by the Realtor and they got nearly that in only 4 days! They were very happpy! -

This property was by far the hardest due to the amount of work needed and my clients were all for it, fully participating and trusting all my suggestions. They worked hard and so did we! They had 11 offers and sold for $73,500 OVER asking price- a huge thing in our market! -

Asking Price: $281,500.00, Sold For: $355,000.00 , Profit: $73,500.00

This was a great testimoney from my client she said "After all our preparation for sale work, I wondered what more a home stager could accomplish. Our house looked clean , tidy and spacious. When I came home after the home staging, I was in awe. What I thought looked really good Jill made it look incredible!" -

This client was so fun, he is a set designer and had painted all the walls in his home with scenes and so it was hard to paint over, but it had to be done.He agreed and let us so everything we needed to do and it was a success. He also had us paint his new home too- so that was great. -

This lady is a Realtor and owned this rental. She listened to allI suggested and also had some extra things done beyond my services. We had great success and she actually sold over asking price in 1 HOUR, not one day. -

Asking Price: $264,900.00, Sold For: $265,000.00 , Profit: $100.00

These clients were referrals from others and that in itself is what I consider success! -

These clients were successful in that they got a much higher price then they should have been able to due to their surrounding market conditions and location. -

These clients were so thrilled to have staging, in spite of it being new to them. They sold in 11 days, which at that time was EXCELLENT! They were very happy! -

These clients needed MUCH work, and they admitted it fully! They allowed us to replace carpets and paint everything, as well as put in new rented furniture. Their original asking price was to be $215,000.00. After spending $13,000, They sold for $252,000 in 12 hours! -

This home was a vacant and had been purchased by the township from the previous owner. The township didn't want to stage the property, but the real estate agent insisted. The home was staged and sold within 10 days of being on the market. The township was so suprised as this was the fastest sale they have ever had. -

Sold to the first buyer for 100% of list price. -

This property went on the market at the beginning of November 2006, just as the market was grinding to a near halt for the Christmas season. The owners accepted a conditional offer very close to asking price shortly after listing. Unfortunately it fell through on the financing. Then another conditional offer was received but after their first disappointment, the owners chose to hold out for one without conditions. As time dragged on due to these unfortunate circumstances, the agent started to suggest they reduce their price. They made a small reduction but then dug in. Finally, a deal was negotiated which gave the bottom line they needed to move on to their brand new home. Although the eventual sale was a long time coming it was a success story in the end because they were able to protect their price in spite of a slow market with a huge backlog of listings in competition. -

This home was already beatifully decorated with modern touches and neutral colours, however the rooms were not being used for what they intended to be and there were a lot of personal items. For example, the main floor living room/dining room (all open space) was being used as one big family room with a huge television and the focal point fire place was well hidden. The homeowners had put in an offer on the home of thier dreams, but on the condition they sell thier house in 30 days - in November. The house was staged on Sunday, put on the market on Sunday night and sold on Tuesday - the very first people to view the home fell in love with it, (especially the newly staged dining room) and put an offer in that day! -

This house was only the second house sold in the area for 18 months and 2 weeks over the holidays. An offer was accepted two hours after the first showing after being staged. -

We staged this home over a period of 2 days! The home was then listed and recieved a firm offer within 4 days!! The homeowners were ecstatic to sell their home so quickly and for almost the full listing price!! They didn't even have to have an open house! For my partner and I this was our first staging job and we had so much fun! For this home to sell so quickly and for top dollar, it really boosted our confidence and gave us the drive to go out and find more houses to stage!! -

Property was painted, carpeted, de-cluttered and staged in 4 days. Sold in 2 days for 99% of asking price. -

After 6 months of listing the property was staged and sold at 1st Realtor open house. -

Furnishing "vacants" definatly decreases list time! -

This was a new client for us and they were marketing through Christmas which was slower overall, as well they had competition and so that is always a challenge. Yet they sold before the competition across the street and were pleased enough to use our services again for another property. -

Wow!! Our first Vacant was a huge Success! The clients were really pleased with how the property showed after staging!! -

After being staged, property was put on Market on Friday and sold on Sunday. -

Property was staged on Thursday, listed on Friday and sold for $36,000 more on Sunday due to multiple biddings -

Asking Price: $359,000.00, Sold For: $395,000.00 , Profit: $36,000.00

This property was appraised at $290,000 in October. After cleaning and carpeting, a fresh coat of paint, and complete staging, the property sold for $345,000 in 2 days in early February. -

Previously a rental property, this 14 year old condo was completely staged (refreshed thoroughly cleaned and renewed) before listing. New stainless steel appliances, completely painted in neutral tan colour, new carpeting in netural tan colour, all new light fixtures, and rental furniture and accessories were added to create an urban chic lifestyle. -

This property had been on the market for over 6 months. The owners had already moved to their new home and were carrying mortgages on both properties. This property was sitting empty so we brought in rental furnishings and add some great accessories. The first person to walk through the door the next morning was the person who made the offer 5 days later. The home owner was so relieved and has since hired me to redesign her new home. -

Asking Price: $219,000.00, Sold For: $219,900.00 , Profit: $900.00

This house was previously on the market last fall for $30,000 more than current list price. Not staged! Not sold! I staged the home, brought in some accessories and the home had 5 offers and sold for $80,000 over the asking price!!!!!!!! -

Asking Price: $685,000.00, Sold For: $765,000.00 , Profit: $80,000.00

Estate sale, had to work with the teal carpet. Used red sofa and loveseat if you can't beat them, join them with colour! -

First property staged as a CSP -

Asking Price: $389,000.00, Sold For: $450,000.00 , Profit: $61,000.00

This vacant condominium had been sitting on the market for 2 months, with no offers, not even after a price reduction of $10,000. After staging, the property was relisted and, after receiving 2 offers, sold within 5 days at the first open house for 99% of the asking price. -

With a very limited budget, Design To Go was able to update this home with fabulous rental furniture and accessories. After being on the market for 1 day, two offers came in immediately. The property sold that day for $6,500.00 over asking! -

Asking Price: $475,000.00, Sold For: $481,000.00 , Profit: $6,000.00

With a very limited budget, Design To Go updated this home from "drab" to "fab". With some fabulous rental furniture and accessories, potential buyers could immediately envision themselves living there. After being on the market for 1 day, multiple offers came in and this home sold for $6,500.00 above asking! -

Asking Price: $475,000.00, Sold For: $481,000.00 , Profit: $6,000.00

The owner held this property less than a year as a rental and the tenants left it well-used. Every surface required paint and new carpeting was needed throughout. The bathroom ceiling had a deep texture, probably hiding former water damage. This had to be drywalled over. In the kitchen the counter top, tap and door pulls were updated. A ceramic backsplash was added. The improvements cost the owner about $3000 before staging. So to pull out of this property quickly without a loss seemed doubtful at best. However, only 8 days after it was staged and listed the owner received an offer that made him "very happy." -

Although sellers were unrepresented, they had been advised by three realtors to have the property staged before they listed same on WeList.com. Comments from potential buyers were all positive and complimentary. Sellers reduced price after one week by $10,000 and sold the property the following week. -

This house was staged by the April 3-5, 2007 class in Toronto. It was staged using only in house items. The master bedroom and family room were featured in the May 2007 issue of REM. Great job!!!! -

This staged property was sold within 24 hours to the first buyer that walked through the door! -

Property had been on the market for several months. After staging the property sold within 14 days. Realtor advises that buyer indicated staging was the decisive factor in buying the property. -

Realtor chose to stage the house because it was vacant, newly remodelled, and the asking price was high. The home was sold on the first open house for only 1000.00 below the asking price -

I knew this condo was going to be winner. Great downtown Toronto location with fabulous amenities and shopping. It had a 1980's look that needed to be updated. The final result was fresh and modern. -

Asking Price: $335,000.00, Sold For: $349,000.00 , Profit: $14,000.00

The realtor and clients are very supportive of staging. With a small budget, and some hard work, Platinum staged the home which sold in 7 days for nearly all of the asking price! -

Sold in 4 days for 100% of list price. -

This property was selling in competition with a dozen other similar units in the same building, several of which were asking less. The condo fees were double the norm which made sales difficult. The owner had only owned the unit for a little over a year and was hoping to recoup his investment. The unit sold ahead of some of the competition and for enough for the owner to recover his investment and costs. -

This property sold within 36 hours of listing. The initial offer was for full asking price. While dealing with the first offer, a second realtor(r) called also wanting to put in an offer of full asking price. Every person who viewed the home made a favourable comment about it. -

This is the first house that I have staged. After 3 weeks of being on the market, the homeowners decided to stage the house and in less than 1 week they received an offer and closed the deal at 98% of the asking price. -

I just got a call from this homeowner who was so happy to have sold her home so quickly! She sold on her 3rd showing for full asking price within 2 hours of the property viewing. I did a consult, and the homeowner followed all of my painting and most of my de-cluttering advice. (I'm working with a Realtor who paid for this and 1 hour of staging - i.e: 1 room - it's a great way to market!) I staged her living room, which I felt would have the most impact. -

This is a classic example of the potential staging has to offer vacants. Upon first viewing with no furniture, the buyer liked the home, but was unsure her furniture would fit. After staging, she decided on the spot that she was going to buy this property! -

I assisted Julia Fedak on this property. Homeowners were skeptical at first - staging was half funded by their Realtor. Upon following Julia's instructions to replace the carpet in the basement and paint the *blue* walls; in addition to our staging efforts - they were very impressed. When they sold their property so quickly and for the an amount they were more than satisfied with - they were beyond grateful. They were singing the praises of staging to us with great fervor! -

Property waas staged on a Friday, listed on Saturday, an open house was held on Sunday and the property was conditionally sold on the following Thursday - total of 6 days. Conditions were waived and sale finalized 18 days later. -

This vacant condo received new carpet and fresh paint. It was then staged and sold in 2 days for 99% of list price. -

This beautiful family home was full to the rafters. Recommendations on decluttering and minor upgrades made the home sell within two weeks of meeting with the family. -

This home was in an older section of Etobicoke. All homes around it had been updated and this home need to come up to par. I had two days to stage the property inside and out. Furniture rearrangement, declutter, clean and landscape. Property sold the following weekend after an open house. Home owners and agents were thrilled. -

Asking Price: $455,000.00, Sold For: $502,000.00 , Profit: $47,000.00

This waterfront property had been on the market for over a month with no serious offers and the owner was anxious to sell before summer's end. After the price was reduced and the house staged, he received two offers and sold within 3 weeks. -

This property was very run down, and had to be painted, and new floor added throughout the first floor. Rental furniture was used to stage it, because the house was vacant. It was put on the market in November, which is a slow time of year, but sold within two months despite the market conditions. -

This was the first staging I completed on my own. The homeowners were a little skeptical at first, but once they saw it coming together they were amazed. They were great people to work with and were extremely happy after it selling after only 3 days on the market. -

Property received very little interest until it was staged. After staging, the property sold in twelve days. -

The real-estate agent had referred me to the client and also warned me that the client had alredy hired a stager. (These would be my before pics). The layout was very confusing to most potential buyers as it was 2 condos combined into one with 2 main entrances doors to the one unit. The home owner hired me but with a minimal budget. I used what little furniture he had and rented him only accessories. We were able to creat a more suitable living space that the potential buyer could easily vision. All to say the condo sold within 2 weeks properly staged by a CSP. -

The budget was small no painting, floor changes just packing, decluttering couple was moving out of the country. Worked on property for 2 days total time 7 hours. -

This bungalow was only 1,000 square feet. With renovations and staging it's presentation was fantastic. This house has set the new high price for the street. -

This was an occupied property. Recommendations fulfilled by owners and property staged partially with owners contents and partially with stagers inventory. -

Asking Price: $674,000.00, Sold For: $675,700.00 , Profit: $1,700.00

These clients were so amazing and cooperative. They truly understood the value of staging. They did 100% of their homework and did not complain once. They received 3 offers on the first day of showings and sold for over asking! People who had seen the inside of their home prior to the staging could not believe the transformation. These clients are moving to the U.S. and have asked us to come down to do all their decorating. WOW! We are expecting at least two more staging jobs with the potential buyers who offered on the property. This was one of the best projects I've worked on to date! -

Asking Price: $489,800.00, Sold For: $495,600.00 , Profit: $5,800.00

This is what the home owners wrote: Decorology is a word I never knew until we met Anya Gertenaar of Decorology Home Staging and Redesign. Our home had been on the MLS market for over 3 months without an offer. I finally called our Real Estate Agent who asked if I would be interested in staging. I thought I had staged our home as we removed old wallpaper in the halls and repainted them a neutral color, added new doors on the bedrooms and bathrooms and also new baseboards. The entrance looked great. We also cleared out lots of “stuff” and removed all personal pictures. We thought the house would sell quickly. When we met Anya we learned what staging was really about. It meant removing your personality from the home, whether it was brightly colored walls, theme rooms, furniture, etc. It also meant really clearing out cupboards, closets, living spaces to allow the prospective buyers to imagine their things in your home. We learned that when a home has too much “stuff” the buyer thinks there is no room for theirs. When a closet is packed full, there is no room for their clothes. She gave us an education on how buyers really think. We had dark colored walls in one room, bright colors in others. We loved it and it matched our furniture and us. But most people can’t see beyond the colors. They want a home to be ready to move into and look great with what they have. So that meant we had to paint the living room, dining room, 4 bedrooms, 3 bathrooms to get our house ready to be staged. We were ready in 2 weeks and then Anya worked her magic for the next 2 days, rearranging furniture and furnishings, moving things out and adding beautiful touches of her own. Because we had a great view and everyone said “Wow” when they walked into our home, she wanted the buyers to continue saying wow as they walked through the house. When she was finished we couldn’t believe the difference. She had completely transformed the house. Every room had a wow factor. The end result was fabulous. Was all that work for nothing? We had an open house and 3 days later we were reviewing 2 good offers. Before one was settled on, a third offer came in. All we can say is Staging Works!!! Thank you Anya! Neil and Joan M, Kelowna B.C -

It was very exciting to see a bare home come alive with the staging furnature, painting, and plants that I provided to this property -

An unused and under construction basement would not be veiwed by buyers as usable living space. By finishing off baseboards, furnishing and accessorizing, buyers could then see how they could enjoy the space as a family. They could see its potential. -

The townhome I recently staged had been a haven for young renters for over 10 years. After a thorough reno and cleaning, the home was still showing bare and uninteresting...until the addition of rental furnishings and accessories, the home sold in 10 days at nearly 100% of asking price! Proof positive of the power of staging! -

This was a vacant property with no budget, all of the furniture used was either the stagers, the developers or the Real Estate Agents. -

Asking Price: $529,000.00, Sold For: $571,000.00 , Profit: $42,000.00

This was our final exam house for our CSP training. There were only three students, and Christine Rae. We arrived to an angry, uncouth painter who threatened to lock us out. Once we negotiated with him, we made our way inside to find all of the furniture we were promised was no longer on site. We raided the homeowner's house 5 miles away (with permission), and we used some things from my own house. We arrived at 9am and finished at 3pm, three hours later than scheduled. The house initially had been on the market 6 months without an offer. Days on Market in Lafayette are averaging 72 right now. Unbelievable, but true, the house went on the market after our staging final, and the very first person who viewed the home made an offer at the asking price. True story! -

Vacant 3000sq ft home was listed for rent for 2 months then taken off the market. Was staged and then re-listed. Sold in 26 days. Received 4 offers within the 26 days! -

Property had been on the market for 66 days prior to staging. Within 10 days of staging a conditional offer was received with conditions being waived 9 days later to finalize the sale. -

This home spent a year languishing on the Market. the owners lived in it for awhile, but eventually, during the year it was offered for sale, bought a new home and moved out, leaving a vacant property for Buyers to try to picture themselves in. The rooms were oddly shaped and people just couldn't see themselves living there. Floors needed to be refinished or changed. Walls needed to be painted. The owners finally, in despair, took it off the market and rented it. After a year of that experience, they decided to try to sell it once again. This time, their Realtor hired me to help get this property SOLD. With willing Sellers, the project took on a life of its own. Flooring was replaced, walls painted, furniture rented, art work hung and greenery accented the now bright, yet neutral rooms. Buyers could see how to use the space. It was WOW! In fact, that was the very word that every one of the 18 Open House visitors uttered when they walked through the door! -

sold after staging property -

Created a Seaside Retreat Theme with polished hardwood floors and Harmonized decor : House was dated with carpet and trim shown wear, no theme. -

This was a vacant property that was staged in one day and sold in less than a week for $60,000.00 over its asking price. -

Asking Price: $549,000.00, Sold For: $610,000.00 , Profit: $61,000.00

This fabulous Leaside home was almost vacant as the owner had been renovating. The owner knew the powerful marketing tool that home staging was and was enthusiastic to have the work done. I had the opportunity to incorporate his 3 original Group of Seven paintings into my design. Sold for full asking in 3 days! $1,189,000.00! -

I was hired to stage this property as the clients were moving to another city and needed to sell quickly. Total staging budget was $3000.00 Mostly spent on painting and updating. Well worth the investment as the property sold above asking after the first open house with multiple offers. -

Dispite the fact that this house had a smoking smell issue, it still sold in only 21 days, 17 days shorter than the average TREB stats of 38 days on the market per month -

Staging this home generated multiple offers and got top dollar and full asking price. -

Property had been on and off the market for a year. The last listing before staging was for 112 days. Price was reduced, property professional showcased and three days later there was an offer which was firmed up in ten days. All in all - staged to sold in 13 days! -

This home was beautiful and just needed a little help for furniture placement. -

This vacant home was overpriced and selling in a buyer's market, in the middle of the summer! We had a succussful sale from the first showing after 30 days under less than ideal conditions! -

Property was originally FSBO for a number of months before switching to a husband & wife real estate team. They had the listing for approx. 5 months and was not able to sell it. After switching to another real estate agent, who uses stagers for a large number of her listings, the house was staged, and multiple offers came in and sold in 17 days. -

The client called me up in a panic. She had already bought a new house, she had just started a new job and had two little kids at home and no time. Her Realtor told her she needed to have the house on the market in 3 weeks, unless she wanted to carry two mortgages while she was waiting for her house to sell. Her house was very cluttered, as her new job and promotion had her running off her feet. She had a tight time frame, and was desperated for someone to take over the burden, as she and her husband were both working full time. "Curb Appeal Home Staging Co." and its team, were able to whip that house into shape. In just 3 weeks it was completely made over, and sold on the first day that offers were being accepted. -

A beautiful vacant property transformed and sold at first offer. -

This vacant property was listed with another agent in April 2008, but the listing expired after 3 month, without any offer. Another agent got the listing at the beginning of July 2008. The property was still vacant and lost its "momentum" on the market, as it was in the middle of summer. This is when I came to help. Brought my own inventory of furniture and accessories, styled the property and in just 10 days the seller received and accepted an offer. -

This 600 square foot condominium, listed at $259,000, was on the market for 2 months, had 63 showings and no offers. After staging, the property was shown 28 more times over 3 weeks and finally sold for $250,000. After 91 showings, all concerned were very happy and believed the staging made all the difference. -

This Condo was exactly like 3 others for sale in the area. It was staged before putting it on the Market, and it sold fairly quickly. The other Condo's ended up dropping their price by $20,000. -

After 1 year and 1/2 days on the market, this outdated, dirty, vacant condo was given a fresh coat of paint, new lighting and switch plates. Staged and furnished: total investment $6,000. Received two offers after 1st week, closed in 3 weeks. -

Due to a time crunch we were not able to do any painting or other cosmetic touches that we would have liked. It was entirely up to staging! Using a combination of the owners furnishing and my own decor the house sold in 8 days for over asking! In this slower market, all concerned were thrilled. -

Asking Price: $429,000.00, Sold For: $433,000.00 , Profit: $4,000.00

This small rental property was left in complete disarray. The owners repainted the entire interiors and replaced the kitchen cabinets and redid the bathroom. With a small budget left we staged all the rooms and made it absolutely inviting and cozy. The small house priced at current condo prices, made a great alternative especially since it had a big yard and driveway. The owners were absolutely thrilled with the staging and the quick sale after only 2 days on the market. -

Even with a slower downturn in the market in Oct.-Dec.2008, staged properties sell faster than properties that are not staged. -

This house had been on the market for 1 1/2 years and was a relocation property after 2 price reductions, I was asked by the Agent to come in and remove floor to ceiling wallpaper in 12 rooms including a Grand Foyer with 18 foot ceilings and paint through out. I was then asked to stage the Foyer/Dining Room/Livingroom/Greatroom/Main Bathroom and the Ensuite. After my team completed this task the house was put back on the market and the traffic was incredible and the house sold in 24 days. -

Vacant home who was on the market since 1 month. We staged it and after the first open house was sold within 24 hours at 97% of the asking price. The realtor was using a stager for the first time in 38 years. The client recommended us based on past experiences from her friends. The client was amazed by our efficiency and professionalism. This house was sold in January 2009 when the market was at it lowest... -

I concentrated on transforming the living room and master bedroom from messy and disorganized into "WOW". I had a very tight budget, so chose to sew the pillow covers and matching table runners for folding tables as lampstands beside their bed. I also brought in a Zen look with the rest of the decor. -

This property was on the market for 4 months with no offers. I recommended some painting, which was done, then I staged the condo. Fabulous feedback from Realtors. Property sold in 2 weeks! -

Average days on market in Red Deer were about 120, this property sold in 14 days! -

This property was on the market for 1.5 years vacant. It also was lacking a shower and in a poor location. The house was pulled off the market, a bathroom installed with a shower and staged by After FX Staging with 2 bedrooms, kitchen , 2 bathrooms, living room and curtains on all the windows . After the first open house they recieved a offer which the homeowners accepted. A second offer was brought to the table while they waited on finacing from the first offer. THE HOUSE IS SOLD. -

The owner accepted a conditional offer on his staged property two days after being listed ~ this during a buyer's market. -

The house was priced based on a similar one that has been on the market for 3 months without any serious offers. Staging was done before marketing, on a fixed budget and limited 3-days time frame. After 7 days on the market, 16 viewings and an open house, it had 5 strong offers 4 over the asking price. It was sold for 390000. The other house was terminated. -

Asking Price: $355,000.00, Sold For: $390,000.00 , Profit: $35,000.00

Asking Price: $159,000.00, Sold For: $162,000.00 , Profit: $3,000.00

This property sold the day after it was listed! -

This small detached house is situated in an older area of Etobicoke that is dominated by rental apartments and strip malls. Many houses in this area are occupied by large families or rented out. This house was very clean and neat but was highlighted with 1960's & 1970's decor. Working within a reasonable budget we brought out the main features that buyers are looking for such as hardwood floors, lots of natural light, several bedrooms and the potential for "re-purposing" the huge basement! Staging brought this house ahead 40 years and made it welcoming, colourful and spacious. -

Eager home owners implemented all of my suggestions in record time! This included having the main and second floors painted, moving out their LR & DR furniture and de-cluttering & packing. Dream clients! We used a mixture of Transitional and Contemporary styling to reflect both the older Toronto area as well as the younger professionals that were our key demographic. The first Open House had over 70 visitors and the home was sold the first day offers were being accepted. In only 3 days the home owners sold their home for $60,000.00 over asking!! Very exciting. -

Asking Price: $619,000.00, Sold For: $679,000.00 , Profit: $60,000.00

Asking Price: $110,000.00, Sold For: $145,000.00 , Profit: $35,000.00

This property is a beautiful character home with coved ceiling, unique layout, beautiful original hardwood floors, octagon shaped tile floors in the bathrooms and a kitchen that welcomes everyone. We were able to work with the majority of the homeowners furniture - bringing in only 3 pieces of rental furniture and a variety of accessories. My team and I created the "WOW" in the house. Everyone who walked through it said "WOW" As you walked through the house it kept drawing you in. -

This property had been on the market for over a month and price reduced. After staging, the home received 2 offers and sold within 12 days for above asking price. -

Asking Price: $424,000.00, Sold For: $425,000.00 , Profit: $1,000.00

Older 70's home that needed total repainting and floor refinishing. Original bathrooms and furnace and windows were the holdback although the house looked lovely. -

5 offers came in the first day the house was on the market! Listed at $639,990 it sold for $730,000! Initially the owners didn't think it was worth staging as many multi-million dollar homes have been built in the area. They assumed theirs would be considered a "tear down". 8 new light fixtures, one room painted and staging by Sharyn Janssen, CSC™ and pow! $91,000 over asking first day. Very exciting. -

Asking Price: $639,000.00, Sold For: $730,000.00 , Profit: $91,000.00
