Hello, I am Joanne Paquette, owner of IMAGE HOME STAGING. How does staging work?
First of all, real estate staging is not about judging your decorating ability, your taste or your furnishings. It's about selling a product - your house. In order to market it properly, you have to change it from the way you normally live.
Staging is basically a 3 step process:
1. Consultation: a room by room, inside and out evaluation of the property. The homeowner is provided with a detailed list of recommendations (Room Ready Handbook) indicating the areas of the home that can be affordably improved to make the property Open-House ready. The checklist (which involves what Real Estate Stagers refer to as the 3 Rs - Reduce, Refresh, Rearrange) addresses issues such as curb appeal, re-arrangement of furniture, repairs, clutter, cleanliness, lighting placement as well as paint and wallpaper neutralizing.
A quote for staging is then given to the owners should they decide to go ahead with the project. A makeover can be tailored to suit any budget.
By simply using pre-existing furniture and accessories, staging is a cost-effective and non-invasive investment and most times the cost is far less that the first price reduction.
If the property is vacant or if the owner simply wants to update or enhance the decor, Image Home Staging can provide them with quality accessories at a nominal rate and rental furniture from a national supplier at preferred terms. Statistics show that 82% of vacant properties would sell faster if staged.
2. The work plan: where the owners complete the items listed in the recommendations. If help is required with repairs, renovations or housecleaning, Image Home Staging can provide a list of trades people.
3. The staging: where my team and I return to do the final furniture/accessory arrangement and add special touches to create a warm and inviting space for those prospective buyers. This is where the magic happens!
Showing your house to potential buyers is similar to going out on a first date. You want to look your best and make a really good impression.
