Can you afford not to stage?
The cost of staging a property depends on various factors, especially the size and the existing condition. It cost a lot less than a price reduction or extra mortgage payments when the property is lingering on the market.
We can do as much or as little your budget allows.
Services and Fees:
We will come to your house and will assess its existing condition, room by room, inside and out. This process usually takes approx. 2 hours. We provide a detailed 56 page report stating areas of improvement. Also, you will receive a list of top 5 priorities that need to be addressed first, as they are the ones that if resolved, will bring a higher return of investment.(i.e. replacing a worn/stained carpet, painting in “staging safe” colours, remove carpets and refinish hardwood floors, etc.) At this point we will recommend coordinating paint colours, removing/store items, de-cluttering, etc.
Fee: a consultation starts at just $175.00.
2. WORK TO BE DONE
This step consists of all the work that was recommended during consultation, and it is your option to do it yourself or work with professional trades. Most of our clients opt to do the work themselves to save money. As CSP™ Certified Staging Consultants, we are able to pass on discounts for products and services such as paint, junk removal, furniture & accessories rental, moving, storage,etc.
If you don't want to do the work, we will recommend professional trades to do the work for you.
Fee: N/A if you do the work or guaranteed fair trade rates if you choose to work with our recommended specialized trades.
This is where our certified training, knowledge, creativity and resourcefulness come to play. This is when the magic happens...
We re-arrange the furniture to create a better traffic flow and emphasize key focal points, we use accessories and props to target buyers lifestyle enhancing their desire to buy, and above all, we give you the peace of mind that every little detail was taken care of, so now you can relax, unwind and let buyers come in, proudly showing a house that screams "Buy Me!".
Fee: showcasing starts at just $450.00 for a team of 2 consultants, 4 hours work and 1 hour Open House preparation.
