What is Home Staging?

Staging is the process of preparing a property for sale in order to appeal to the greatest number of potential buyers. Staging a home for the market is very different than decorating your home. It is as much about the psychology of why people buy homes as it is about creating decor that has broad appeal. A Canadian Staging Professional (CSP) is trained to address concerns of lighting, furniture placement, traffic flow, aesthetic updates, and repairs to give the home a "show home" look. Much less than a price reduction! Statistics show a 343% return on investment on the cost of staging a home (Homegain Survey, 2007). Many of the enhancements a CSP is qualified to make - brightening the home, clearing the clutter and increasing curb appeal - were found to return 319-578%!

Staging is an investment, not an expense.

For the design savvy, Do-It-Yourself Staging Consultations are a great option. This consultation gives you extensive recommendations for every area of the property including updates, color, and de-cluttering, as well as before and after pictures. A DIY Staging Consultation costs $175.

Our Professional Staging Service is highly recommended for anyone who wants to sell their house quickly and for the most money. We will book a brief appointment to meet, discuss the home and our recommendations to prepare for staging, to take "before" pictures, and return a quote within 48 hours. Once the work is booked, we stage the home and take "after" pictures for your marketing needs. We always work within your budget but you can expect to spend up to 1% of the home's value on staging, should you choose to invest in all our recommendations. Quotes are FREE for vacant or occupied homes.

I've seen these shows on TV, is this a major renovation project?

It is true that sometimes a renovation will dramatically increase a house's value. However, our primary goal is to ensure your home is ready to be marketed. We may recommend minor repairs or aesthetic updates. We choose to work first with the furniture, art, and accessories that you already own. Sometimes we may suggest new or rental items that we feel would broaden the appeal of your home. We always work within your budget.


We have a REALTOR® , do we really need to stage our home?

While Real Estate Agents are experts at selling homes and may make some recommendations, they are not trained to transform your home into a buyer magnet. Flaws in a staged home are minimized to remove the buyer's reasons for chipping away at the asking price. Staging changes the condition of the home and decreases the odds of having showings with no offers.
